Commercial and flat roofing is the trade of low-slope roofs: a continuous waterproof membrane (TPO, torch down, or a fluid-applied coating) on buildings that stay occupied while the work happens. Those buildings need a roofer who plans around tenants, documents everything, and answers the phone.     Single-ply membrane systems for flat and low-slope roofs.

    The sheets are heat-welded into one continuous skin, so the seams are the system. We weld them and then probe them, because TPO is only as good as its welds.

    Modified bitumen for the roofs where it's still the right answer.

    Specified where a roof carries equipment, takes service visits, or absorbs mechanical wear. Granule-surfaced or coated, because a bare dark torch roof runs hot in the sun.

    Silicone and acrylic restoration that defers full replacement.

    Only over a membrane the cores prove is sound and dry. Moisture testing and core samples come first, because a coating over a wet roof seals the water in instead of fixing it.

    We find where water actually travels, then fix that.

    We test the suspect area section by section and confirm the entry point before recommending anything. It is slower than guessing. It is also why the repair holds.

    Drainage-first design — ponding is a plan failure, not weather.

    Often the highest-value line on the scope is not the membrane at all: added drains or scuppers, crickets that steer water, tapered insulation that rebuilds the slope the structure lost.

Commercial & Flat Roofing Questions

  • Yes. Most of our commercial work happens over occupied space. We plan staging, noise, and access around your tenants, and the schedule in the proposal states what happens on which days, so you can notify residents before the first truck arrives. What stretches a schedule is knowable before the dates are set: whether the old membrane comes off or gets coated over, whether drainage work is in scope (added drains or scuppers, crickets, tapered insulation), how material and debris reach the roof, and what is mounted up there that has to be worked around. We walk all four with you before anything is booked.

  • A coating restores a roof that is still sound; TPO replaces one that is not. If the existing membrane is dry, adhered, and largely intact, a silicone or acrylic coating can add years of service without a tear-off. If it is saturated or failing at the seams, a coating only buries the problem. An inspection tells us which roof you have, and the proposal states our reasoning either way.

  • Yes. We put roofs on a documented inspection schedule — checked, photographed, and reported on at set intervals, with small repairs handled before they become interior damage. Scheduled maintenance is the least expensive thing a property manager can do for a roof, and we scope it per building or across a portfolio.

  • Yes. A certificate of insurance and a W-9 are available on request for your vendor onboarding process. Tell us what else your compliance system needs and we will send what we have.

  • We inspect the roof first, then deliver a written proposal: findings with photos, the recommended scope, alternates where they genuinely exist, the schedule, and the price.
