  • Yes. The corridor funnels wind hard enough to lift tiles, peel ridge caps, and drive rain under flashing — and the damage is often invisible from the ground. After a major wind event, an inspection is cheap insurance: it finds what the wind opened before the next rain does. Ours are free.

  • Most of that era carried wood shake or early concrete tile. The shake has largely been converted by now; where original tile remains, the underlayment beneath it is decades past its design life even when the tile looks perfect. The honest answer is usually a lift-and-relay rather than a whole new roof: new underlayment and flashings go in under your existing tile.

  • It probably means you are on an edge lot, and here that is ordinary rather than exceptional — the preserved open space threads around and between the neighborhoods, so an unusual number of perfectly conventional tract streets simply stop at brush. Parcels on that boundary are frequently mapped by the state in its highest wildfire severity tier, which requires the roof to carry a Class A rating and requires everywhere air enters the roof to be built shut against embers. Ask the county which tier your parcel is mapped in; it is public information and it changes what may legally go back on the house.
